Project Scope

Main House ("The Box")

  • Approximately 2,400 sq ft, 2-story.
  • Currently mid-construction.
  • Framing: floor joists are 2x8; wall studs are 2x6.
  • Potential for 4 bedrooms and 2 baths downstairs. Bedrooms could be locked off to create a studio (Junior ADU) and/or a 2 BR / 2 BA lock-off Junior ADU. Plans and permits needed.
  • Upstairs is planned and permitted/approved for kitchen, living, dining, and a half bath. Desired upgrade to a full bath (shower only).
  • Includes a previously permitted/approved woodburning stove.
  • Downstairs: remove 3–5 walls to create an entry; add at least 4 new walls.
  • Upstairs: complete framing and trim-out; install appliances.

Garage Building

  • Two-car garage.
  • One-car garage.
  • 1 BR / 1 BA unpermitted ADU reportedly inhabited for 50+ years (documented statements available). Needs laminate flooring and a gas stove to be complete; washer and dryer hookups are inside the unit.
  • Roof improvements completed with plans and permits. There are now two additional rooms and a loft/landing upstairs that are not trimmed out and have no plumbing. No external ingress/egress; current access via interior garage staircase and landing.
  • Note: Owner has plans for this building; appears process to legalize additional living space was started, but to current knowledge, no plans were submitted for approval.
